Q4: What should I do if I am thinking of selling my property?

A4: Let us know immediately even if you have not yet found a buyer or put your property with an agent. We can obtain your deeds and collect together the papers that will be needed when you do find a buyer. This is particularly important where your property is leasehold. You will almost certainly need a Home Information Pack (a HIP) but most estate agents will arrange one for you. We will normally need for all properties:-

1. A list of items included in the sale price. You need only tick the items on the list we supply.
2. A list of things that you will be removing and which a Buyer might expect you to leave (e.g. special light fittings). If you remove light fittings you must replace them with normal fittings.
3. A copy of your council tax and water rate demands.
4. Any timber or damp treatment guarantees and the reports which go with them. The guarantees alone are of no value as they do not identify the areas treated. Documents relating to work carried out before you bought may already be with your deeds.

If your property is leasehold we shall also need:-

5. The full name, address and telephone number of the current freeholder and the managing agents.
6. An up-to-date copy of the buildings insurance policy covering the property if this is arranged by the freeholder.
7. Details of the service charges for the last 3 years.
8. A receipt for the last ground rent and service charges you paid.
9. If there is a Residents' Association or Management Company the names and addresses and day time telephone numbers of chairperson or secretary.
